At a convenient time to yourself we will visit the property to assess the property and advise you as the Landlord on all aspects of the letting the property and an achievable monthly rent in comparison to other properties that we have let or those that we are marketing.  We will confirm with you a criteria for the tenants that you would be happy to occupy your property, this may include whether you are happy for children and pets to live at the property etc.  During our conversation we will also advise you on what appliances and furnishings should stay and those that need to be removed.


Upon receiving your instructions to market the property for let  pictures and details of the property will be immediately uploaded onto all of the internet sites that we use for advertising , i.e Zoopla, Rightmove, Primelocation etc

In addition to advertising on the internet, there will be adverts placed in our Bordon office window and a ‘To Let’ board will be erected at the property.


Finding the most suitable  tenant for your property is primary and why we take the time to establish with yourself the criteria for the tenants you wish to occupy your property. From the vast marketing that we use we have found that suitable tenants are normally located within 1-3 weeks of the initial marketing.  We have waiting lists of all types of tenants looking for properties and we receive enquiries daily for all types of rented accommodation. When the marketing of your [property begins we will check our client list first to see if we have a prospective tenant that matches your criteria. Our client list is a combination of our existing tenants wishing to move due to their circumstances changing and new prospective tenants looking for a home.


Once a prospective tenant shows interest in the property we will arrange for them to view the property. The viewing will be carried out by one of our staff and after the viewing we will contact you with the feedback received from the prospective tenant. 


If after a viewing of the property a prospective tenant shows an interest in the property and would like to move in they will have to complete a reference and credit check application form.  Once completed the application form is then sent to the referencing company we use who will check details of their employment, bank, previous Landlord and any other relevant personal information to verify if the tenant is capable and suitable to let your property. Credit checks are also undertaken to disclose country court judgements, defaults etc  and ensure that the tenant is on the voters roll. 

The tenant is charged for obtaining of relevant references and credit check. We have found that over the many years we have been renting property in the local area that this system works exceptionally well as upon receiving the forms the potential tenant can see that if they have anything detrimental against them they will have to disclose it and they will los money if they do not.   If any detrimental information is not disclosed and it becomes apparent the tenant will receive a low score and therefore not pass the credit and reference check.   It is with confirmation of these reports that we can apply our Rent Guarantee Scheme within our Full Management Service.

After receiving a satisfactory report on a potential tenants references and credit we will then notify you as landlord.  We ask you as Landlord to confirm that you are satisfied with the information obtained and only at that point can we as agents  continue with setting up the tenancy.   By conducting our procedures in this way  you as Landlord have the final say as to whether or not you accept a prospective tenant.  As your agent we never forget that it is your property and you must be comfortable in your own mind with the people who wish to rent it.

One we have your approval as Landlord we will confirm a tenancy start date with the tenant.
