Seller Marketing
When it comes to marketing a property not every seller is aware of how to maximise a property’s appeal. With good advice and preparation at times it can add thousands to the achievable sale price of a property.
In today’s modern market and technology driven society, we feel it is essential to market a property in the most effective way with the widest exposure. As agents we feel that we have the understanding, the tools and techniques that will help to sell a property. From working in the local market for so many years we feel that we have gained the invaluable experience to assess what motivates and attracts buyers and as a result are best placed to advise you on how to present and your property effectively. Also all our marketing is free - you do not pay a fee until the contracts for the sale have been completed.
It is important your property is promoted effectively online..
Typically when asked to market a property we will us the ‘ traditional method ’ of marketing by placing the property on the market and seeking purchasers, However, we may feel it best to look at placing the property at auction ( which is becoming more and more popular ) offering an ‘open house’ for viewings, or offering the sale by private treaty or tender.
Whichever method of marketing is decided upon to achieve the best price for your property our aim is to place the property in as many visual points as possible. With almost 80% of home movers using the internet as their preferred method for property search, it is important your property is promoted effectively online. For us, effective marketing means more than just taking a couple of pictures and putting them on an internet site. We aim to make sure that your property stands out by using modern methods, digital photography and floorplans videos etc with the aim of giving your property the edge over others. If we don’t think a picture will help with the marketing we won't use it. We would rather take hundreds of pictures to get the one rather than go with the first and hope.

We feel one of the main criteria to successful marketing is getting the correct market value of the property as valuing a property correctly is crucial to a successful sale. From experience we know that sellers are keen to start the marketing of their property as high as possible but unfortunately the pitfalls are if the price is too high and the property stands out unfavourably with others at the same price the seller may miss out on the ideal buyer. On the reverse, if the marketing starts with a price too low. buyers may question what is wrong with it.
...easier for buyers to clearly identify overvalued properties.
It has been known for some estate agents overprice property to impress the vendor and win their business, however, with access to information via the internet etc it has made it easier for buyers to clearly identify overvalued properties. Buyers are no longer restricted to the selection of just one estate agent and will look elsewhere for similar property that they feel is correctly priced.
We have noticed that properties that remain on the market for over 6 weeks start to attract negative questions about their condition and many buyers avoid them. In most instances there is nothing detrimental about the property other than its asking price.
A factor to think about when deciding on an asking price is that overpriced properties tend to remain unsold for longer which in turn prolongs a move and other possible transactions if in a chain. If your property fails to sell, you may have to reduce the asking price and the concerning thing will be that you will have already missed out on the valuable activity when buyers show the most interest in your property.
When the property is on the market we will get potential buyers asking to view. As your agent we will carry out all viewings wherever possible. It is our opinion that not only is it part of our job but also alleviates the potential for worries that often arise from direct contact between vendors and buyers. By showing the potential buyers around the property we will also be able to assess how serious they are and build up a rapport that will help if negotiations start.
Once we are in receipt of an offer we will notify you immediately.
