It has been known for some estate agents overprice property to impress the vendor and win their business, however, with access to information via the internet etc it has made it easier for buyers to clearly identify overvalued properties. Buyers are no longer restricted to the selection of just one estate agent and will look elsewhere for similar property that they feel is correctly priced.

We have noticed that properties that remain on the market for over 6 weeks start to attract negative questions about their condition and many buyers avoid them. In most instances there is nothing detrimental about the property other than its asking price.

A factor to think about when deciding on an asking price is that overpriced properties tend to remain unsold for longer which in turn prolongs a move and other possible transactions if in a chain. If your property fails to sell, you may have to reduce the asking price and the concerning thing will be that you will have already missed out on the valuable activity when buyers show the most interest in your property.

When the property is on the market we will get potential buyers asking to view. As your agent we will carry out all viewings wherever possible. It is our opinion that not only is it part of our job but also alleviates the potential for worries that often arise from direct contact between vendors and buyers. By showing the potential buyers around the property we will also be able to assess how serious they are and build up a rapport that will help if negotiations start.
